POOL MONITOR
Oberer Management Services has a great summer job to offer at several of our communities.
Part time, evenings & weekends – Memorial Day through Labor Day. Pay rate is $8.70 per hour.
Duties: Checks pool passes, monitors activities in the pool area, periodically checks chemicals in the water, and maintains the clean appearance of the pool area.

LEASING CONSULTANT

We have an immediate opening for an experienced Leasing Consultant to undertake the leasing activities of our beautiful properties in the Dayton area. The successful candidate will effectively explore the market to identify opportunities and secure tenants. This position will have exposure to multiple market rate communities, providing different dynamics and opportunities to learn and grow property management skills.
Responsibilities
- Present apartments, houses, or other properties to prospective clients in a persuasive manner
- Assist residential landlords in discovering suitable tenants
- Promote unoccupied properties through various media and advertising techniques
- Evaluate clients’ requirements and financial prosperity to make personalized presentations
- Provide accurate information on the different features of properties
- Validate application information and references
- Negotiate leasing terms and complete agreements
- Keep abreast of the property market status
- Ensure proper maintenance and inspect properties periodically
Skills
- Proven working experience as a leasing consultant strongly preferred.
- Good knowledge of leasing rules and regulations
- Proven track record of successful sales
- Basic understanding of MS Office, and experience with property management software (Yardi a plus).
- Exquisite presentation and negotiation skills
- Well-versed in marketing and sales techniques
- Customer-focused approach

MAINTENANCE TECHNICIAN
Position Locations:
Dayton, Ohio – Various Locations
Sharonville, Ohio – Off Route 42
Cincinnati, Ohio – Off Route 32 (East Cincinnati)
Responsible for maintaining the entire residential property in safe, attractive, and comfortable condition, and for assisting with other types of general maintenance as needed. Communicates with and receives direction from the community manager. This is a safety-sensitive position.
MINIMUM QUALIFICATIONS
Education
- Reads at a twelfth grade level; especially is able to read and understand warning labels.
- Possesses the knowledge that is typically acquired through completion of high school diploma or GED.
Experience
Two years’ experience in apartment community maintenance, residential facility maintenance, or equivalent practical experience in fields such as remodeling, commercial maintenance, and construction.
Skills
- Basic math; the ability to add and subtract.
- Ability to calculate measurements in inches, feet, and yards.
- Demonstrated practical, technical abilities including but not limited to HVAC repair, appliance repair, painting, roofing, water heater replacement/repair, simple carpentry, plumbing, glass replacement, and electrical.
- Manual skills including but not limited to the operation of hand tools, maintenance equipment, and cleaning equipment.
- The ability to follow instructions given in verbal, written, or diagram form.
- Interpersonal skills (i.e. tolerance for and cooperation with all personality types).
Certifications/Licensure
- HVAC/EPA Certification. If HVAC/EPA certification not obtained before date of hire, it must be obtained within first 60 days to maintain employment status.
- Valid driver’s license and good driving record.
Other
Own transportation (truck preferred) and ability to drive a vehicle (i.e. on the property, to and from emergency on-call, running errands to supply stores/vendors).
